Finding Your Home

Your agent will…

  • Talk with you about your wish list and then set you up on a home search using the Multiple Listing Service (MLS)
  • Review ‘active listings’ (homes that are available) with you
  • Schedule showings for you to view properties you are interested in
  • Review your requirements and wishes and help you make the data-driven decisions to find your perfect home

Wemert Group Realty Agents are patient and are not on a deadline or quota. Your agent will take as long as is necessary to find your home and will never pressure you!

These are a few of the most common ways you may find a home:

1. Multiple Listing Service (MLS)

Each regional MLS has its own listings, and agents pay dues to access and post homes on each one. Home sellers can’t post their home directly to the MLS, because access to this database is limited to licensed agents and brokers who pay for membership. Once a realtor has a client selling a home, they gather the necessary details such as the square footage, number of bedrooms, and other noteworthy attributes, as well as photos then post a complete listing on their client’s behalf on MLS. You will have direct access to this portal through our custom remine link. Favorite properties, set up showings, and communicate with your agent while checking out the most up to date, and accurate, listings on the market!

2. For Sale By Owner (FSBO)

If you find a property that is listed as an FSBO of interest, please contact your agent. Your agent can speak with the seller on your behalf, arrange a showing, and ensure that you are protected throughout the sale should you decide to purchase the property.

3. Builders and New Construction

When visiting a builder without your agent be sure to let them know you are working with one. Keep in mind reps you meet at a builder work for the builder. Your agent has your best interest in mind and will be there every step of the way and make sure you and your interests are kept in mind throughout the entire transaction and can often find ways to negotiate key incentives.

4. Zillow, REALTOR.com, ETC

When it comes to viewing properties on Zillow, Realtor.com, Redfin, Homes.com and many other sites online, we wish for you to know that although many of these sites look good they are not accurate or reliable when it comes to the available homes in our market. Even the CEO of Zillow says you should ask a real estate agent to find out what a home is really worth!
